ADA / Retrofit & Envelope Improvements at Lake Parc Apartments (14 Floors / 56 Units / 60,000 sf.) – Replaced brick shelf angles, lintels and associated flashing and brick on all facades of both buildings. New concrete paving installed and provided ADA accessibility to the building lobby from the dedicated parking lot. Provided remediation and oversight for the complete abatement of all areas of work (as needed). Sidewalks: Replaced damaged / cracked sections. Provided accessible paths from parking areas to Building entrances. New sod and plantings installed at the locations where construction activity damaged existing grass and plantings. At the interior of the building, plumbing chase walls were removed and replaced to allow for the installation of new cold / hot waterlines as well as horizontal waste sewer lines. Mechanical system was be partially replaced including the radiant heating risers, and all through-wall air conditioning units in areas where work was being done. Plumbing system was partially replaced including all hot / cold waterlines (horizontal and vertical) with new piping insulation installed in chases of affected units. All horizontal waste piping replaced as well as all roof drains and CI downspouts and cleanouts. New two way call elevator system was installed and tied to a new elevator recall station panel. Existing exterior lighting and security cameras were reinstalled at the perimeter of the building. Renovation of first floor common areas: In 3939, redesign Units Unit 204 thru 1504 (14 units in the ’04 tier) and Units 205 thru 1505 (14 units in the ’05 tier), converting them from 2 Bedroom units to 1 Bedroom Units. In 3983, redesign Units Unit 208 thru 1508 (14 units in the ’08 tier) and Units 209 thru 1509 (14 units in the ’09 tier), converting them from 2 Bedroom units to 1 Bedroom Units.
